Payment conversation

Interest-rate buydowns

Previous programs have included temporary buydowns that lower early payments and permanent buydowns that reduce the note rate for the loan term.

What I’ll help confirm: loan type, note rate, APR, points, payment by year, required lender, qualifying homes, and dates.

Easy rule: never sell the first-year rate by itself. I’ll get you the written illustration so the buyer sees the whole payment path.

Cash-to-close help

3% toward closing costs

On a qualifying offer, a builder credit can reduce eligible cash-to-close items shown in the transaction documents.
